numbers are in for the end of the 3rd Quarter.
The Robertson
County housing market is doing much better compared to last year.
Through
September, home sales are UP 21% over the first 3 quarters of
2011.
For the
year, prices are still steady, however the average price is down $1,350 (this
is an improvement from last month). The average sales price in Robertson County
is just over $140,500 while the median price is $130,810 (Down approximately
$200 from last year).
The
average Days on the Market (DOM) for the year are DOWN 10%, from
105 days this time last year to 95 days. That's an
improvement of 2 weeks.
What most
people are shocked to hear is the actual sales price to list price average.
While there are some homes that are selling well below list price the average
Sales Price to List Price in Robertson County is 96%.
This
means that, on average, a home will have a sales price of 96% of the current
list price. This doesn't necessarily mean from the original list price,
however the list price at time of offer.
Interest
rates continue to remain at all time lows making this an excellent opportunity
for home buyers.
