Robertson County Real Estate Market Update for March 2013


Just like in the previous months, March was no different, things continue to look up for the local real estate market.

For the first quarter of 2013, sales are UP roughly 9% over the first quarter of 2012 and 47% over the first quarter of 2011

Along with sales, average sales prices are up 8.25% over the same period last year. 

Average Days on the Market (DOM) are down 17 Days, now with an average of 94 Days. That's 2 1/2 weeks less time that a house is on the market before receiving an offer. Why is this so important? That's half a mortgage payment and more money in your pocket if you are a seller. 


March '13 to March '12 comparisons look good as well. 
Sales are up 13.5%, prices up 10% and DOM down 15 days.

Robertson County Real Estate Update for February 2013

In Robertson County the real estate market is still seeing improvement over the same timeframe for last year. 

February 2013 saw an increase of homes sold and increase of the average sales price and the number of days a home was on the market before receiving a binding contract fell by 7 days. All good news. 

For the first two months of 2013 we have seen:
an Increase of 9% in home sales (108)
an 8.5% Increase in Average Sales Price ($147,199)
a Decrease of days on the market by 17 days now at 92 DOM
and an average sales price of 96.5% of list price.

If you are thinking about buying, do NOT wait. Prices could continue to increase and the same home may cost you more.

Robertson County Sees Best Real Estate Market Since 2007


Robertson County Year End Market Report 
Shows the county's real estate market had it's best year for sales since 2007, topping 2011 by 21.5%

After seeing the year end numbers, Robertson County had 778* Residential sales in 2012. 

Average sales prices increased slightly by 2% over 2011 with an average sales price of $144,730.

The average Days on Market (DOM) for sold homes decreased by 7 days with the average home selling in 98 days. 

Homes in Robertson County are also selling at an average of 96% of the current (last) list price.

Robertson County Real Estate Market Update for November 2012



The news continues to get better for our local real estate market!

Through the month of November Robertson Co sales are UP 23% over the first eleven months of 2011.  

Not only is the market up over last year for the same period, sales through November have already surpass year end totals for 2011, 2010, 2009 and are very near to passing 2008. This is the best real estate market for sales since 2007!

Prices have remained steady with an average sales price of $143,300. 

The average Days on Market (DOM) have dropped 10% when compared to the same period last year. The average home is only the market 96 days before receiving an acceptable offer. 

What most people don't realize is that the average home sales for 96% of it's current list price. So while there are still deals available, making low ball offers on every home may not be the best practice. What does that mean? Working with an agent that knows the market numbers, knows the local market as a whole and is a master negotiator is who you need working for you. 

If you are thinking about buying a home or selling a home ask the agent you are thinking of hiring what their numbers are. What are their listings selling for? What are their buyers paying? Not all agents are created equal. If they have no clue what their numbers are......well, you may get what you pay for. 

My current average listing (when working with the seller only) sells for 98.5% (2.5% more)
My current average buyer (when working with the buyer only) only pays 90.9% (over 5% less)

Robertson County Real Estate Market Update for October 2012


Good news, the market is still up over this time last year. 

The Robertson County housing market saw a 1% drop from last months report, however our local market is still UP 19% over the first ten months of 2011. 

Average home sale prices have risen and are UP $1,328 with the average sales price at $142,819. The median price has dropped to $130,110 (down $1,640) from last year. 

The average Days on the Market (DOM) for the year are DOWN 10%, currently at 96. 

More good news is that the average List Price to Sales Price is still at 96%. Meaning if your home is properly price it should sale for at least 96% of your current list price. 

Interest rates are still at crazy lows providing an wonderful opportunity for home buyers. If you are still thinking about being in a new home by the end of the year, your time is running out. The average contract to close is 30-45 days, leaving you only about two-three weeks to find a home. Search all area homes

Robertson County Real Estate, September 2012 Market Update

The numbers are in for the end of the 3rd Quarter.
The Robertson County housing market is doing much better compared to last year.

Through September, home sales are UP 21% over the first 3 quarters of 2011. 

For the year, prices are still steady, however the average price is down $1,350 (this is an improvement from last month). The average sales price in Robertson County is just over $140,500 while the median price is $130,810 (Down approximately $200 from last year).

The average Days on the Market (DOM) for the year are DOWN 10%, from 105 days this time last year to 95 days. That's an improvement of 2 weeks. 

What most people are shocked to hear is the actual sales price to list price average. While there are some homes that are selling well below list price the average Sales Price to List Price in Robertson County is 96%.
This means that, on average, a home will have a sales price of 96% of the current list price. This doesn't necessarily mean from the original list price, however the list price at time of offer.

Interest rates continue to remain at all time lows making this an excellent opportunity for home buyers.

The Robertson County housing market is still moving right along compared to last year.

Through August, home sales are UP 21% over the first eight months of 2011. 

For the year, prices are still steady, however the average price is down $2,500. The average sales price in Robertson County is just over $138,000 while the median price is $130,000 (Down $1,000 over this time last year).


Days on the Market (DOM) for the year are DOWN 12%, from 110 days this time last year to 97 days. That's an improvement of 2 weeks. 

Interest rates continue to remain at all time lows making this an excellent opportunity for home buyers. 

If you are still thinking about selling your home and moving before the end of the year, time is running out. In order to be closed out you need to have your home under contract by mid-late November.
