The numbers are in for 2013 which proved to be the best year for number of homes sold since 2007! 

So how did the numbers compare to 2012?

Single family home sales were UP over 14%
Average sales prices were UP roughly 9.5%
Average days on market DOWN over 7%
Median sales prices were UP over 7.5%
Median days on market DOWN over 10%

Single family home sales over the last 10 years.

2005 - 1156
2006 - 1234
2007 - 1128
2008 - 751
2009 - 659
2010 - 688
2011 - 641
2012 - 780
2013 - 890

What does this mean for you?
If you are a home owner that is thinking of selling, there hash't been a better time to sell since 2007.

The real estate market in Robertson County continues to be the best since the market shift that started in 2008. With December sales still to be added to the total number of homes sold in 2013, the year has already shown more homes sold in eleven months than each of the last five years. Yes, you read that right, 2013 has been the best year for real estate in Robertson County since 2007.

Here are the numbers for single family home sales.
(Compared to the same 11 months of 2012)
Sales UP 16%    
Average Sales Price UP 10.5%
Average Days on Market DOWN 5%

Rise in Real Estate Prices Slows...and That's Good News!


The future of Robertson County real estate prices is always a matter of keen interest to area homeowners. So it’s important when the latest national numbers in the Case-Shiller Index show that the rate of rise in real estate prices has begun to slow. 
Robertson County homeowners should be pleased!
“WHAT?” you may well be thinking. If the rise in national or local Robertson County real estate prices is slowing down, why in the world would that please homeowners? The answer is only a little bit convoluted. 
The fact is, the recent remarkable leaps in real estate prices had some knowledgeable observers shaking their heads. The Business Insider even headlined, “These Home Price Gains are Not Normal, Sustainable, Or Believable.BI was reacting to the previous three straight months’ real estate price appreciation “above 10%.” They speculated that a large number of foreclosures now being recycled at more normal price levels had created an artificially high growth rate.
That’s why slowing down a little would mean a more normal market — and more reliable growth statistics. Other conditions make that story easy to accept: 
While interest rates have risen slightly, at today’s rates, borrowing is still notably inexpensive. The increase in investor participation (they tend to pay in cash) also reflects the more conservative lending environment.
By the end of the financial crisis, construction in many parts of the country had fallen sharply, leading to a tight housing inventory. The shorter supply caused additional pressure on real estate prices.
Another factor: rising rents. Whenever the economy performs well, rentals reflect it, in turn stimulating Robertson County real estate prices. The economy may not be as robust as we’d wish, but its positive direction plus the stock market’s rebound have combined to support value growth.
What to expect from Robertson County real estate prices this fall? Going forward, I would expect to see a continuation of gains at the slightly slower rates we are beginning to register. If that’s the case, anyone looking to re-enter the residential market should find that now is the time to start looking…and offering.

September numbers are in and the local market continues to make progress. 

Here are the numbers through September compared to the first nine months of 2012:
Sales are UP nearly 12%
Prices are UP over 13% (average sales price of just under $159,000)
Days on the Market are Down over 6% (89 days)

The market average of list price to sales price is currently 96%. This means that on average a home is selling for 96% of it's current list price. 

That's average. Why use an average agent? Our home owners are getting and average of 98%. What would another 2% mean to you?

Advantages to Selling Your Home in Robertson County, Tennessee This Fall


Whenever a home lingers on the market, the likeliest two culprits are either a price that’s too high to be competitive, or a home that’s not in top showing condition. If you were unsuccessful in selling your home in Robertson County, Tennessee this summer, it would be particularly disappointing given the strength of the selling season. Reports show that in August alone, home sales jumped 43.6% compared to August 2012. At the same time, some sellers reported the reappearance of multiple offers.
The good news? Selling your home in the fall or winter is not as difficult as most people commonly assume. In fact, selling your home in Robertson County during the coming months can offer certain benefits. In what many people assume is an “off season,” fewer homes are on the market — less competition. At the same time, buyers in these seasons tend to be more serious about buying. 
Pricing is almost always the overriding issue. Home values haven’t fully recovered from the peaks registered before the residential housing crash. Robertson County median prices are on the rise…but even so, they are still 8.5% below the high water marks reached in 2007. If you bought in 2006 or 2008, on either side of the high, you might have to set your asking price around the same price that you purchased. Selling your home with dispatch might depend on it.
Showing condition matters, too. Selling a home is different from living in it. To be competitive with the other homes for sale in Robertson County, the property should be spotless for every showing. Removing excess furniture, art, and personal items such as family photos or trophies is important for creating a home that appears spacious and airy. It also lets buyers more easily imagine their own families living in your home.
Don’t let the lack of a summer sale discourage you. When you set your asking price correctly and provide an immaculate showing environment, you’ll give yourself a strong chance of selling your home in Robertson County during the cooler weather months.

Something like 94% of homes that are well staged sell in just 29 days on average (this compared with the 145 days Stagedhomes.com found it took to sell an unstaged home). As of the end of August the local real estate market continues to outpace 2012.

Year to date:
Sales are UP 17%
Prices are UP over 14%
Average Days on Market are Down 9%
Median Prices are UP over 9%

August 2013 versus August 2012:
Sales were UP 23%
Prices were UP over 23%
Days on Market were Down 11%
Median Prices were UP over 17%

At the current number of 2013 sales, averaged out for the year, Robertson County is on pace to have a potential 15% increase in sales this year making it the best year for sales since 2007 by far.

Robertson County Real Estate Update for May 2013

Once again the numbers are in and things continue to look good for the Robertson County real estate market. 

When comparing sales of January through May:
2013 sales were UP 15% over 2012
Average Sales Prices were UP 13%
Median Sales Prices were UP 7.5%
Average Days on Market DOWN 10%

When comparing May 2012 and May 2013:
May 2013 sales were UP 13.5%
Average Sales Prices were UP 14.5%

May was a slower month than April with sales dropping off a bit along with prices for the month. However, the year continues to out pace last year and that is always good news.

Robertson County Real Estate Market Update for April, 2013


The good news continues for the Robertson County Real Estate market. 

One third of the year has already passed and compared to the same time of 2012 here's where we stand:
Sales are UP 15%
Average Sales Prices are UP 12%
Average DOM (days on market) are DOWN 14 days

The current four month sales price average in Robertson County is $151,858 and the average Days on Market has dropped from 106 days last year to 92. 

Not only are the current year statistics looking up, the month to month numbers are up. We had a 10% increase in sales in April over March, sales prices were up and the average DoM was 87 days for those closed sales down from 98 in March.
