Secrets To Successful Showings the Second Time Around in Robertson County






Even though Robertson County Real Estate property prices continue to recover, the current market can still present challenges. No one understands this better than homeowners who are re-listing this winter. For some of them, surrounding seas of “For Sale” signs created a less-than-appealing neighborhood setting. Others drew buyers who weren’t able to secure financing in the uncertain mortgage environment. Whatever the reason, it can be disheartening for anyone who has to re-list their property.

Once you undertake a repeat attempt to sell your Robertson County home, you want to be certain the job gets done right. A key part of that will be ensuring successful showings. It’s estimated that well-staged homes sell as much as 50% faster than those not “dressed for sale.”

With December sales still to be added to the total number of homes sold in 2013, the year has already shown more homes sold in eleven months than each of the last five years. Yes, you read that right, 2013 has been the best year for real estate in Robertson County since 2007.

When a local Robertson County home buyer first finds that single-family homes and condominiums have been getting pricier, it shouldn't be a surprise. Nationally, the median sales price is still well below the record $230,400 reached at the height of the housing boom but that gap is shrinking.
If you're a future home buyer in Robertson County, you can take steps to improve the situation. One way is to increase your negotiating leverage - to turn yourself into a highly desirable buyer from the seller's point of view.
Show You're Financially Attractive: Maximize your negotiating power by getting yourself pre-approved for a mortgage loan. This is a step beyond merely becoming pre-qualified. To become pre-approved, a mortgage lender pulls your credit, studies your income, debt and employment history, and determines the size of the mortgage loan you can handle. A seller prefers working with a Robertson County home buyer whose agent can present a pre-approval letter. It increases the odds that a sale won’t fall through at the last minute.

ASAP Pricing Strategy to Sell Your Home in Robertson County, Tennessee



Rushing to sell your home is never desirable — but circumstances sometimes require it. To sell your home in Robertson County quickly, the most important factor is finding the right price. Too high a price will dampen buyer interest — but of course you don’t want to set the price too low, either. Here’s one way to find the right price:
First, complete all repairs. They’ll have to be addressed at some point, so getting them out of the way first clears the deck for your sale. To sell your home quickly, you want to feature it in the best possible light…meaning that all of the little (as well as major) repairs have to disappear from the picture. A few hours or days of hard work can have a disproportionate impact on the ultimate selling price.

Rise in Real Estate Prices Slows...and That's Good News!


The future of Robertson County real estate prices is always a matter of keen interest to area homeowners. So it’s important when the latest national numbers in the Case-Shiller Index show that the rate of rise in real estate prices has begun to slow. 
Robertson County homeowners should be pleased!
“WHAT?” you may well be thinking. If the rise in national or local Robertson County real estate prices is slowing down, why in the world would that please homeowners? The answer is only a little bit convoluted. 
The fact is, the recent remarkable leaps in real estate prices had some knowledgeable observers shaking their heads. The Business Insider even headlined, “These Home Price Gains are Not Normal, Sustainable, Or Believable.BI was reacting to the previous three straight months’ real estate price appreciation “above 10%.” They speculated that a large number of foreclosures now being recycled at more normal price levels had created an artificially high growth rate.
That’s why slowing down a little would mean a more normal market — and more reliable growth statistics. Other conditions make that story easy to accept: 
While interest rates have risen slightly, at today’s rates, borrowing is still notably inexpensive. The increase in investor participation (they tend to pay in cash) also reflects the more conservative lending environment.
By the end of the financial crisis, construction in many parts of the country had fallen sharply, leading to a tight housing inventory. The shorter supply caused additional pressure on real estate prices.
Another factor: rising rents. Whenever the economy performs well, rentals reflect it, in turn stimulating Robertson County real estate prices. The economy may not be as robust as we’d wish, but its positive direction plus the stock market’s rebound have combined to support value growth.
What to expect from Robertson County real estate prices this fall? Going forward, I would expect to see a continuation of gains at the slightly slower rates we are beginning to register. If that’s the case, anyone looking to re-enter the residential market should find that now is the time to start looking…and offering.

September numbers are in and the local market continues to make progress. 

Here are the numbers through September compared to the first nine months of 2012:
Sales are UP nearly 12%
Prices are UP over 13% (average sales price of just under $159,000)
Days on the Market are Down over 6% (89 days)

The market average of list price to sales price is currently 96%. This means that on average a home is selling for 96% of it's current list price. 

That's average. Why use an average agent? Our home owners are getting and average of 98%. What would another 2% mean to you?

Listing with Personality: Good - Listing with YOUR Personality: Bad!


Top Listing Priority: Eliminate Personal Features

So — you’ve decided now is the time to list your house in Robertson County. Put it up for sale, see what happens… 
Maybe they never really were here, but one thing’s for sure: the days of simply planting a sign in the front yard and snapping a nice shot for a Robertson County real estate listing…those days are gone!
So what comes next? 
Depersonalize
First step: pack away those omnipresent family photos. Potential buyers would probably actually be interested in seeing your family snapshots, but they are distractions: you need them to be able to see themselves living in this lovely home, something they’d have a hard time doing if the walls are spoken for by such a delightful bunch of kids and parents and pets. It may be a little bit emotional when you’re taking them down, but keep in mind that listing your home to sell for top dollar will mean that it’s only temporary: soon they’ll go right back up in your new digs. 
Next step is to clear out anything that bears a resemblance to clutter. Figurines, refrigerator magnets — any items, no matter how small, that accentuate informal personality or personal décor preferences should be packed off to storage. Your listing goal is to let the buyer see the house and its features stripped of the personal paraphernalia.  
Overall, if either larger maintenance or decorating projects will be advisable, make balanced choices that will keep the house as neutral as you can without interfering with its basic design appeal. That kind of depersonalizing is done by selecting paints, draperies, and bedding that are neutral in shade and tone. Less color may seem boring to you, but potential buyers will just see a clean slate – which is exactly how your property is most likely to attract a ready buyer.

Robertson County, Tennessee Real Estate Values: No Kidding Around!


Whenever you hear that a neighbor’s house is on the market, the same question flashes through nearly every homeowner's mind: how much are they asking?
That's because of the nature of residential markets: our own homes' real estate values (in fact, all Robertson County real estate values) are connected with one another, and that asking price is an estimate of the current state of affairs. It has to be reasonable in order to attract the attention of serious buyers —  but if it’s too reasonable, on closing day the seller will walk away with a lighter bank account than necessary. 
 Real estate values in Robertson County are determined in large part by what other similar homes have recently sold for. These comparable sales show what a real world bank was willing to lend, and how many dollars a real life buyer was willing to pay. “Comps” are to real estate values what the Dow Jones is to securities: a trustworthy reality check, no kidding around.
How 'comparable' a comp is depends on a number of factors to be taken into account: 
The structure
Condition
Amenities
Location
Neighborhood
The structure of a comp sale will have similar square footage, number of bedrooms, etc. Its condition is a value judgment best made by professional appraisers. Amenities can include everything from upgrades in a development to added features like central air conditioning or a Jacuzzi. And location means a great deal  — as does the similar but more precise neighborhood (are the neighbors taking care of their yards? Are the schools first-rate?).
Ultimately, when determining real estate values for homes in Robertson County, appraisers take into account much more than just the house itself. That’s why when you set out to find a home for your family it’s important to look beyond the physical facets of the house alone: should you later decide to sell it, the whole host of factors will come into play.
