Energy costs may not be skyrocketing as quickly as some other costs, but Robertson County, Tennessee property owners continue to watch incoming utility bills with a wary eye. It’s only natural: they remember sudden energy price leaps in the past.

One of the ripple effects of high energy prices is the possible impact on anyone planning a future sale of their own Robertson County property. Canny prospects are likely to demand to examine past utility bills — sometimes going back for a year or two. As we encounter cold weather, that’s why it’s doubly important to keep a lid on gas and electricity bills. 

Some of these steps you can take are easy to accomplish…and all too easy to forget!

Most experts recommend setting the water heater thermostat between 120 and 140 degrees Fahrenheit, with the exact setting dependent upon your area’s microclimate, Robertson County property type, and your particular household’s requirements. Failing to replace filters causes dryers, heaters, AC units, etc., to run longer. It’s easy to picture what the impact on the monthly energy tab can be.

Market Update for September 2013

September numbers are in and the local market continues to make progress. 

Here are the numbers through September compared to the first nine months of 2012:
Sales are UP nearly 12%
Prices are UP over 13% (average sales price of just under $159,000)
Days on the Market are Down over 6% (89 days)

The market average of list price to sales price is currently 96%. This means that on average a home is selling for 96% of it's current list price. 

That's average. Why use an average agent? Our home owners are getting and average of 98%. What would another 2% mean to you?

Robertson County Real Estate Market Update for April, 2013


The good news continues for the Robertson County Real Estate market. 

One third of the year has already passed and compared to the same time of 2012 here's where we stand:
Sales are UP 15%
Average Sales Prices are UP 12%
Average DOM (days on market) are DOWN 14 days

The current four month sales price average in Robertson County is $151,858 and the average Days on Market has dropped from 106 days last year to 92. 

Not only are the current year statistics looking up, the month to month numbers are up. We had a 10% increase in sales in April over March, sales prices were up and the average DoM was 87 days for those closed sales down from 98 in March.

Robertson County Sees Best Real Estate Market Since 2007


Robertson County Year End Market Report 
Shows the county's real estate market had it's best year for sales since 2007, topping 2011 by 21.5%

After seeing the year end numbers, Robertson County had 778* Residential sales in 2012. 

Average sales prices increased slightly by 2% over 2011 with an average sales price of $144,730.

The average Days on Market (DOM) for sold homes decreased by 7 days with the average home selling in 98 days. 

Homes in Robertson County are also selling at an average of 96% of the current (last) list price.

Robertson County Real Estate, August 2012 Market Update

Robertson County Real Estate Market Update for August 2012

The Robertson County housing market is still moving right along compared to last year.

Through August, home sales are UP 21% over the first eight months of 2011. 

For the year, prices are still steady, however the average price is down $2,500. The average sales price in Robertson County is just over $138,000 while the median price is $130,000 (Down $1,000 over this time last year).


Days on the Market (DOM) for the year are DOWN 12%, from 110 days this time last year to 97 days. That's an improvement of 2 weeks. 

Interest rates continue to remain at all time lows making this an excellent opportunity for home buyers. 

If you are still thinking about selling your home and moving before the end of the year, time is running out. In order to be closed out you need to have your home under contract by mid-late November. Robertson County Real Estate is still moving!

Our local market sales are UP 32.8% through the end of  the 1st Quarter compared to 2011.

Home prices are steady, yet UP an average of $800.
The Average sale in Robertson County at the end of March was $134,820.

The Median sales price is UP 4% to $129,950.

The Average days on the market is 111 days. That is up 3 days over last year.

Robertson County Real Estate Update for February 2012

Robertson County Real Estate sales are SOARING compared to this time last year.

Was it the extra day in February? Who knows and who really cares? Let's just hope the trend continues.

The numbers are in and things are looking great so far for the start of 2012.

Through the end of February the number of Home Sales are UP 47%! Yes, you read that right, 47%!

Sales prices are also UP 1.5%, not huge improvement, an improvement nonetheless.

Average Days On Market are Down 3%.

This is all good news for homeowners that are thinking of selling. Interest rates are low and people are buying.

Robertson County Real Estate Update for January 2012

Here is the Robertson County Real Estate Market Update for January 2012.

Through the first month of 2012, Robertson County Real Estate sales were UP 36% over January 2011 and there are currently more homes Pending (under contract) than closed in February of 2011 as well. This doesn't mean that all Pending homes will close in February 2012, but it does look good for things to come this year. 



Average sales prices were down 11% from January last year, currently at $126,399. 


More good news, the average number of Days on the Market are down 13% at 114.

Here is the Robertson County Real Estate Market Update for 2011.



After all numbers were in for 2011, Robertson County Real Estate sales were down 7% compared to 2010. Not only are sales down, but average sales prices are down 6% as well.

Though total sales numbers and prices were down in 2011, we are seeing lots of activity going on with homes coming on the market as well as potential buyers looking for a home.

The biggest factor in today's market is price. No one says you have to "give your home away" to sell, however, you MUST be correctly priced in order to sell. A home that is overpriced will sit on the market while your neighbor down the street sells.

We are excited about 2012 and what it is going to bring.

Robertson County Real Estate Market Update

Here is the Robertson County Real Estate Market Update through November.




Through the first eleven months of 2011, Robertson County Real Estate sales are down 9% compared to the same time last year. This is a 1% improvement from last month. Not only are sales down, but average sales prices are down 5.5% as well, this is also a 1% improvement from last month. Unfortunately, the average number of Days on the Market are up 9% at 106 and this too is a 1% improvement from last month.

Though the improvements may not be large, they are improvements. Homes are still selling if property priced and marketed.
